Hollingsworth Pond Apartments
Trammell Crow Residential will develop approximately 752 residential units, across multiple buildings, to be developed in two phases in Braintree, MA (the Project). Project improvements include surface parking spaces, drainage, utility, and landscape improvements. The project is undergoing state-level environmental review pursuant to the Massachusetts Environmental Policy Act (MEPA). This website is intended to provide the public with a place to learn about the Project and provide contact information for any questions or comments members of the public may have.
Project Site
The approximately 30.5-acre site is located at 10 Plain St, Braintree, MA. The site currently consists of building foundations and slabs for an old industrial mill, a small office building, and the recently restored Monatiquot River. The Project Site sits between Hancock Street and John Mahar Highway and is surrounded by railroad tracks on the north, east and west sides.

Project Impacts
The Project impacts are being studied and links to the filings will be added to the website when they are available. Currently, the Project is anticipated to meet the following MEPA thresholds due to the Project’s anticipated impacts:
• 301 CMR 11.03(6)(b)(15): Construction of 300 or more new parking spaces at a single location.
• 301 CMR 11.03(5)(b)(4)(a): New discharge or expansion in discharge to a sewer system of 100,000 or more gpd of sewage, industrial wastewater or untreated stormwater.
Project Benefits
The site features the newly restored Monatiquot River and boardwalk with viewing platforms and fish ladder.
The Project will provide much needed housing with approximately 752 new residential units. The unit mix will comprise of studio, 1-bedroom, 2-bedroom, and 3-bedroom units, with approximately 76 of these units proposed to be affordable to households earning at or below 80% of the median area income. Increasing housing availability for persons and households at all income levels will help alleviate housing affordability and supply pressures in the area.
The finished project will implement a comprehensive transportation demand management (TDM) program to promote transit, pedestrian, and bicycle use by residents.
